Introduction

Welcome to the latest edition of our Stay Winning podcast! Today, we’re diving into the most recent updates regarding real estate, student loans, and a touch of cryptocurrency. Let’s break it all down for you.

Real Estate Market Insights

As many of you may know, I specialize in flipping properties in Southern California. My recent project was located in Long Beach and is valued at over $ 1.5 million. We expect to increase that value to between $ 1.35 million to $ 1.4 million based on current market trends.

Home Sales Data

According to data shared by the National Association of Realtors (NAR), home sales in September fell to the lowest levels since 2010. However, properties priced over $ 1 million have seen an increase in sales by over 8% year-over-year. The median home price currently stands at approximately $ 444,500, showing a 3% increase from last year, which marks the highest recorded price for the month of September.

Interestingly, first-time home buyers presently constitute about 26% of all buyers, despite facing high interest rates of around 6.5%. If interest rates drop, we could see that percentage rise significantly, as many first-time buyers are currently waiting on the sidelines until after the upcoming elections.

Inventory and Cash Buyers

We currently have about 1.39 million homes for sale, a 1.5% month-over-month increase, but still below pre-pandemic inventory levels. Cash buyers are making up 30% of the market, and this segment continues to grow. Traditionally, cash buyers can outbid others, creating challenges for first-time buyers.

It's worth noting that more homes are sitting longer on the market, averaging 28 days compared to 21 days previously. However, there are still multiple offers on homes, especially in competitive markets like Southern California.

Student Loan Payments Update

Student loan payments have been paused for an additional six months, impacting around 8 million borrowers. This extension comes as the Biden administration continues to navigate legal challenges regarding student loan forgiveness.

Implications for Borrowers

As of October, student loans are being reported on credit bureaus for the first time since the pause began. If you're enrolled in the SAVE (Saving on A Valuable Education) plan, you're temporarily excused from monthly payments, and your existing balance will not accrue interest, aiding in credit maintenance during this period.

For anyone who needs to check their enrollment in the program, simply contact your student loan servicer to confirm your status.

Cryptocurrency Market Overview

On the cryptocurrency side, Bitcoin has been fluctuating around $ 65,000, having previously peaked near $ 69,000. Some traders report significant gains, leveraging Bitcoin’s volatility for short-term profits. It's essential to remember that Bitcoin's supply decreases every four years through a process known as the "halving," which historically has led to bull runs approximately 180 days post-event.

Conclusion

The real estate market is evolving, with some hurdles for first-time buyers but ample opportunity for investors. Meanwhile, student loan borrower's circumstances are improving slightly with continued payment pauses. Finally, cryptocurrency continues to be a volatile asset, making it crucial for investors to strategize wisely.
